My research examines the effect of land ownership on the publicness of redeveloped public spaces, as well as how planning processes, market dependence, and governance influence this dynamic. By examining this, my research aims to demonstrate that ownership is not the determining factor for the publicness; rather, it is the conditions that shape the function of the land that are of primary importance.
In addition, this study seeks to highlight the importance of the preferences of market actors and governance structures in shaping publicness in public spaces, although planning requirements prescribe certain standards of publicness. To investigate these dynamics, a comparative case study will be conducted in privately and publicly owned redeveloped public spaces in Istanbul and Amsterdam.
